Maintaining Your Rental Property – Key Points

Here at Smart Letting Solutions we have been rather busy since the last blog back in April 2024. Over the Summer we were undertaking a wide variety of services for our clients, especially end of tenancy cleaning, redecoration and inventory services. Its interesting that those are the primary services we have been receiving requests for as they are key to maintaining your rental property to a high standard and ensuring that both its rental and capital value remain at the optimum level to ensure the best returns for our Landlord clients.

End of tenancy cleaning is so important as it brings the property back up to standard, identifies any small defects that may require attention, and ensures that the next Contract Holder moving in receives the property in tip top condition with all areas cleaned to a high standard. We always make sure that an end of tenancy clean includes all areas of the property including kitchen & appliances, bathrooms, floors and skirtings, internal windows, sills and frames, doors, vacuuming carpets, lights and shades plus professional carpet cleaning when required.

At the same time, the period in between tenancies is the perfect time for some redecoration. We all know that a rental property decor will deteriorate over time with scuffs and scrapes to walls plus general discoloration to woodwork etc over time. We always encourage Landlords to carry out some redecoration between occupations, just to keep the overall standard high and give then next occupants a fresh feeling when they enter the property for the first time. We have helped numerous Landlords during 2024 with redecoration work – some just want a couple of walls repainted, whereas others have needed the whole property redecorated including filling holes and making good where necessary. Our primary objectives when redecorating are to provide a quality, prompt and economical service specifically tailored to each property depending on what work is required.

Finally after completing the above, a professional inventory is essential. The inventory will document that the property is in good clean condition, will highlight any walls that have been redecorated, and will ensure that there is an accurate record of the condition of the property for the new Contract Holder taking possession. This document will be used by both Landlord and Contract Holder at the end of the tenancy to identify any areas needing attention, and demonstrates to the Contract Holder the condition that the property should be returned in when they vacate. It is a vital document for any Occupation Contract and we have provided 100’s of these documents to Landlords and Agents over the course of 2024.
