Energy Performance Certificates (EPC)

An Energy Performance Certificate (EPC) is always required whether you choose to rent or sell your property. These assessments can only be carried out by a qualified DEA (Domestic Energy Assessor) and here at Smart Letting Solutions this is just another service we can provide for our Clients.

All rental properties must have an EPC with a rating of E or higher in order to be able to legally rent out the property, and it is always good practice to ensure that the EPC is kept valid throughout the term of the tenancy. The EPC rating is generated by considering a number of factors including the age and construction type of the building, insulation, heating and hot water provision and the type of glazing as well as considering the lighting types within the property. All of this information will produce a score and rating, and the report will also include recommendations as to how the score can be improved through carrying out improvements.
