The end of any tenancy is always a good time for a Landlord to take the opportunity to review and if required refresh their rental property in order to keep the property in pristine condition, maximise rental incomes and to attract the best possible Contract Holder for the next occupation contract. In our experience all properties will require some level of refresh, from a simple sparkle clean to full redecoration and deep clean throughout, replacing light bulbs, checking compliance and if applicable carrying out a tidy up to external areas and gardens. However this can all seem somewhat daunting to many Landlords who are unable to carry out these works themselves but assistance is on hand as we are able to assist with the whole end of tenancy process from start to finish.
Case Study: The Value of A One Stop Shop for Your End Of Tenancy
We were recently contacted by a local Landlord who had two apartments that had been left in very poor condition by the previous occupants, and they were looking for several services in order to return the properties to a condition whereby they were able to then relet them to new Contract Holders.
On meeting the Landlord at the properties, it was clear that a great deal of work was required which would include redecoration to all walls, deep cleaning to all areas especially the kitchens and bathrooms and then brand new professional inventories for the next occupation contracts. Rather than using several different Contractors to complete this work, the Landlord was able to instruct ourselves to complete all required works making the process far more streamlined, cost effective and quick. This really was a case in point which shows the value of being able to provide multi services to Landlords and Agents, which saves time and money and provides one point of contact throughout the whole process.
The Client wanted a quick turnaround on both properties in order that they could be brought to the rental market again as quickly as possible, so we were able to complete all works and prepare the new inventory documentation within 5 days. As you can see from the before and after photos below, the transformation was dramatic in both properties, which resulted in them both being relet within 7 days of completing the works.
